Holiday flats, villas and Airbnb on Corfu
If you would rather self cater in a studio, a village house or a villa, here is what the rules ask of hosts, what to check before you book, and where to search.
The AMA number
Every short term rental in Greece must be registered with the tax authority AADE and show its AMA registration number on every listing, on every platform. A listing without one is a warning sign.

Short term means under 60 days
A stay of 60 days or more counts as an ordinary lease and sits outside the short term rental rules.

Safety and insurance since 1 October 2025
Law 5170/2025 requires short term rentals to meet safety standards, such as a fire extinguisher, smoke detectors and civil liability insurance, with fines of up to €20,000 for repeat breaches. Bedrooms must have air conditioning, except in mountain areas above 600 metres.

The climate resilience fee
Hosts collect a fee per night from guests: €8 a night in the high season and €2 in the low season for short term rental flats. The guides we read disagree on which months count as high season, so check whether your booking includes it.

No Corfu freeze
New registrations are frozen in central Athens (districts 1, 2 and 3) to 31 December 2026, and limits apply in Thessaloniki, Santorini and Chania. None of the sources we read lists a freeze for Corfu.

Before you book
- Find the AMA number on the listing.
- Check the exact location against bus routes and beaches on Getting Around and Areas and Prices. A hillside village can mean a steep walk to the sea.
- Ask whether the climate resilience fee is in the price.
- Read the cancellation terms and the house rules.
Prices
We could not find a published average nightly price for Corfu holiday flats that we could check, so we do not quote one. Hotel prices through the year are on Areas and Prices.
